Floridians Turn To Solar Energy As A New Investment Strategy

By MSM Staff Florida is known for its exceptional climate with abundant natural resources spread across the state. This makes the Sunshine State one of the global leaders in Renewable Energy, both in research, development and alternative fuel sources. However, after Hurricane Irma, it was clear that the issue of access to solar power was a massive problem in the State. With the power outage and the delay in restoring power supply, residents were forced to figure out how to power their households. This motivated most residents to consider switching to renewable energy by getting solar panels for their homes.   Although there was an initial restriction to this, the Sunshine State has decided to take a new turn with regards to solar power by approving the lease of Solar to Floridian households. With solar power being a more sustainable alternative for long-term electricity production, a significant number of residents are already making the switch. According to the Solar Energy Industries Association, Florida has the third greatest rooftop solar potential in the country. However, it ranks 14th in installed solar capacity. This new change in policy will boost the growth of both rooftops and utility solar installations in Florida.  But what is even more worth noting about the solar energy concept is that it presents an intriguing new investment concept. In the US companies like Commtrade Solar Group attract clients with a Solar Tax Equity  strategy which can be used (and this is just one of several positive aspects) to significantly lower or even totally eliminate your Federal income tax.   Other Floridians are turning to European sources for their solar investment strategy. “ It’s remarkable how many inquiries we keep getting from American investors. They see the profitable energy market and want to use the state guarantees of the largest European economy here in Germany” said Andreas Becker, representative, Lightcore Energy. What companies like Lightcore do is to propose a very easy and transparent concept for private investors to become a solar power plant owner with sizable, predictable returns. At the same time, investors find the idea appealing that they are part of an environmentally friendly production that benefits not just them but our future generations.   Having one of the highest irradiation levels and fast-growing demand, investors are beginning to see companies like this as more than a bet on energy prices. One’s investment guarantees at least 7% annual growth for 20 years – independent of price fluctuations in the energy market . As a result no one is surprised that  investors are excited about solar power plants and, of course,  Brickell is all over this.

My Miami: Nicole Williams

The gorgeous Canadian-born top model–of both British and Native Indian descent–does not stop to bedazzle us in countless ad campaigns. An instant classic is the current TV commercial with Julia Louis-Dreyfus and Amy Poehler for Old Navy. Meanwhile, Nicole shows tons of glamour and personality while starring on the E! hit reality TV show WAGS. The show gives a look inside the world of today’s hottest professional athletes from the perspective of the women inside the exclusive club of spouses and girlfriends. Williams is dating Larry English, a defensive end for the Tampa Bay Buccaneers. The show just got picked up for another season and as always there will be plenty of glamour, laughs and, of course, drama. Being a constant jet setter across the world, Williams has fallen in love with Miami where she has found the perfect combination of relaxation and fun. We were eager to learn a bit more about “her” Miami. When in Miami you can catch me… At Miami’s top annual events like Art Basel, Miami Swim Week, or Ultra, since I love art, fashion, and music. Or you can see me at one of those cool places in Wynwood, like Wood Tavern, where I relax while eating their delicious Bok Choy and sip on their famous white Sangria. The biggest misconception about Miami is… The biggest misconception about Miami is that it has no real culture. Miami has so much more to offer especially when one takes the time to get to know the midtown area and Wynwood! The last restaurant I enjoyed in Miami was… Prime 112! It’s the hottest restaurant in Miami–in my opinion. Not only is the food delicious but also a lot of eye candy, especially for the guys–beautiful girls everywhere! It’s definitely a scene! And I do enjoy some good people watching with my meal. What surprised me most about Miami was… That if you leave South Beach and explore Brickell, Midtown Miami and even North Miami, there is a lot of art and culture. Not to mention better shopping and a completely different crowd than on the beach. It’s a lot less touristy! Aside from the weather, the best reason to return to Miami is… There are several equally good reasons to come back again and again: beautiful scenery of the people, of course Art Basel, and the other events I mentioned before. Just the whole vibe, diversity, and the incredible party life that Miami has to offer. Where else can you have this much fun by night? The first time I became really curious about Miami was… When I signed with my first Miami agency, Elite! They asked me to come and spend a couple months here to get to know the city and to see if it’s a good fit for me, so I did! It was such a pleasant experience that I fell instantly in love with the city. What happens in Miami stays in Miami…and in MSM. Any secret or funny moment you’d like to share about you and this city? What happens in Miami stays in Miami it’s true! I’m afraid I can’t spill the beans on a few Miami adventures. But, I will say I spent one New Year’s Eve there and a certain friend of mine insisted on lying down behind the Fontainebleau sign in front of the hotel to take a nap in the bushes. A Workout of EPIC Proportions

By Alyse Mier Photography by Courtney Ortiz, Courtney Studios Ten people hurtle through an obstacle course simulation, shimmying up ropes, swinging from monkey bars, jumping on and off five-foot boxes, crawling under imaginary barbed wire, all searching for their limits. These athletes, from all sorts of disciplines, are congregating at EPIC Hybrid Training Gym with the owner Alexander Nicholas cheering them on. “I opened EPIC Hybrid Training in March of 2012 because I felt the fitness industry needed a change. The camaraderie, grit, and tenacity of this growing population of obstacle racers is exciting and infectious. I get more pleasure out of helping others perform at their best and always find challenging new ways to motivate members at EPIC,” said Nicholas. At EPIC, gym goers can choose from seven workouts, one for every day of the week, with the choices rotating monthly. Every Wednesday during January, the gym is offering EPIC Obstacle Circuits, a class in which participants will hoist wreck bags on their shoulders, jump on and off five foot boxes, crawl across the gym with a power wheel and traverse along the monkey bars and rings. Come February, the workout routine you’ve grown familiar with could be moved to Tuesday, which allows an attendee to explore other workout options, like the Blast routines where participants can work on their push ups and progress from doing a push up on their knees to a plyometric push up, or clapping push up. Whether you are an obstacle race professional or a beginner that has never participated in an obstacle race, EPIC classes offer many levels so every participant can feel challenged and empowered. “I love programs where you can progress, see the progression, but then after four weeks you get to start on something new. You’re always learning new things, but you also have time to work on what you’ve been practicing,” said Nicholas. Nicholas showed a passion for fitness at a young age, and opened EPIC in 2012, in search of a program that he could truly connect to. He began competing in obstacle races and eventually won the first Spartan Stadium Race at Fenway Park, as part of the original Reebok Spartan Race Pro Team. He also went on to compete on Spike TV’s Sweat Inc. “The challenges of these races bring out the best in me, as well as the ability to motivate so many people to get in better shape,” said Nicholas. For Nicholas, EPIC Hybrid Training in Brickell is only the beginning of a list of long-term goals. “The message I want everyone to know is that EPIC is for everyone. It can look very intimidating, but there are levels for everybody from beginner to advanced. It’s a very doable program for anyone who wants to come in, work hard and better himself or herself,” said Nicholas. Victoria Rafaeli: A Style Star is Born

Launching her fashion blog “Victoria’s Vision” a mere three months ago, the professional photographer and former Big Brother Season 16 contestant has already accumulated hundreds of thousands of loyal readers eagerly awaiting her next post. For Rafaeli, style was always a passion, but with the exposure of Big Brother, Rafaeli was given a platform to launch one of the most successful fashion blogs in Miami, and in the country. After leaving Big Brother, Rafaeli received numerous letters from fans asking about her style. “They would ask me about specific outfits they took pictures of while I was on the show, and how they can recreate the look based on their body type,” says Rafaeli. After receiving such a large amount of style inquiries, Rafaeli decided to create a place where all of her fans could go and learn how to mimic her personal style. “I knew I had to share my passion and vision of fashion with the world and I welcomed ‘Victoria’s Vision!’” Three months later, Rafaeli’s blog became a bona fide brand. With beautifully curated personal style and beauty posts, as well as the occasional inside look at Miami’s premier lifestyle scene, it’s clearly evident why Rafaeli is such a hot commodity. The Residences at Park Grove

By Angela Betancourt For the past several years there has been a lot of excitement about new residential and mix-use developments being built across Miami-Dade County. Brickell and Miami Beach often steal the spotlight with their billion dollar projects, luxury new residences, and all the opulent amenities that come along with them. However, there are several other neighborhoods experiencing their own share of new development projects, among them is Coconut Grove. This historical area is one of Miami’s oldest and most charming neighborhoods. Dating back to 1925, Coconut Grove is known for its parks and gardens, hammock trees, art festivals, shopping, and historical landmarks. Coconut Grove is located approximately 10-15 minutes from Brickell, yet this proximity has not had an effect on this neighborhood’s unique identity. These characteristics were part of what caught the attention of the Terra Group and The Related Group. The two powerhouse developers have joined forces for the first time to create The Residences at Park Grove on a 5.2 acre property directly across from Biscayne Bay. The architecture is led by OMA and Rem Koolhaas in collaboration with kitchen and bath designer William Sofield, and Enea Landscape Architecture. The project masterminds recently came together for a design talk event to showcase building renderings and discuss the vision behind the design. A crowd of 250 top-tier brokers, buyers and tastemakers gathered to hear legendary architect Shohei Shigematsu from OMA and famed landscape designer Enzo Enea, dis- cuss the past and future of Coconut Grove as well as their take on new trends in residential architecture and how they perceive design and development in Miami. Both Shigematsu and Enea revealed how their designs look at urbanism and historical elements specific to the Grove’s existing climate and culture; and their in- tentions to “elevate” Coconut Grove while honoring its historical elements. The hour-long discussion was moderated by Ted Loos, a design expert and regular contributor of Architectural Digest and hosted by co-developers of the property: David Martin, President of Terra Group and Carlos Rosso, President of Condo Development The Related Group. The Residences at Park Grove is set for completion in late 2016. The units will range between 2,500 to 3,500 square feet. Glass walls will give residents end- less views of the marina and Biscayne Bay as well as an abundance of natural light. From the expansive balco- nies, spacious living areas, airy dining rooms, and fully equipped kitchens, the designers did not cut any cor- ners. In addition to amenities that rival those found at any world class luxury resort, Park Grove will also have a private rooftop pool deck with views of the city. The meticulous attention to detail extends beyond the individual residents and out into the buildings two- acre sculpture park where Enea set out to create a se- rene and lush garden for residents to enjoy. The Residences at Park Grove will increasingly draw more attention as it unfolds in one of Miami’s most established neighborhoods; bringing in new elements and establishing roots of its own. Miami Real Estyle – SLS Lux Brickell – The Urban Oasis

By Angela Betancourt  When sbe, the global hospitality and real estate company behind the award winning SLS Hotel brands launched a property in South Beach, it quickly became one of the city’s hottest hotels and culinary destinations for tourists and locals alike. In the wake of all the success, sbe partnered with development titans the Related Group, to build an SLS Hotel & Residency in Miami’s Brickell community. Though still under construction, the project was highly anticipated and quickly sold out. It’s not surprising then that sbe and the Related Group, along with The Allen Morris Company, have joined forces again to build another SLS property. Named the SLS LUX Brickell, the development is an elevated SLS Hotels & Residency brand that will offer an all-suite and residential experience with an astonishing amount of luxurious amenities and personalized VIP Services. Set to open in 2016, the SLS LUX Brickell is being built just steps away from the upcoming billion dollar Brickell City Centre and Mary Brickell Village. The 57 story building will boast 450 residences and a limited collection of 12 penthouse residences on the top three floors. The building was the creation of internationally acclaimed architect firm Arquitectonica who designed Canyon Ranch in Miami Beach and the American Airlines Arena among others. The interior was designed by Yabu Pushelberg, the design firm behind some of the world’s most notable hotels including the Four Seasons in Toronto and Tokyo; the W Hotel, Times Square, New York, and the St. Regis Bal Harbour. Together, both firms set out to “indulge the senses” by making art an integral part of the overall design and living experience. Museum-quality art will be prominent in all common areas by renowned artists Fernando Botero, contemporary painter Fabian Burgos, and lighting artist Ana Isabal Martinez, who designed a one of a kind LED façade. The units reflect their own sense of art and style with their imported stone vanity tops, full size mirrors by Yabu Pushelberg and premium European cabinetry with designer details. The Future of Brazilian Cuisine Comes to Mary Brickell Village: Porcao

The obvious gushing about mouth-watering Beef Cheek Pierogis or the thirst (and liver) quenching Margaret P.L. (a passion fruit and tequila infused cocktail brimmed with chili powder) is expected while boasting about your night spent at Mary Brickell Village’s newest addition to its restaurant rim of fire – Porcao. However, we’d like to think there’s more than meets the eye, or mouth, than just tasty pass-arounds. Having just swung open its doors to the public this past Wednesday, the Brazilian farm-to-grill restaurant wants its prospective clientele to know something; it’s not your stereotypical “steak-house”. Sure, it’s got enough red meat stocked in its dry-aging room to make a tear roll off Gaga’s cheek. But instead of a connotation that usually shrills “overly-masculine” dining and the barbaric meat-tearing table manners that ensues, having a good time is highly encouraged. Over the banter of double-dates and an over-due “girls-night-out”, Madonna and Exposé mash-ups chine through your eardrums, really making sure to emphasize on the whole “Saturday night get-down” vibe, even if it is just an average Tuesday night. Technology plays a huge roll while putting food on Porcao’s many tables. Red, leather bound iPads serve as fine menu replacements. While double tapping and exercising the over-used likes of your index finger, guests are able to scroll through an infinite amount of pictures as hopeful digestive candidates. Not only do you get a very clear idea of what each plate is, but you’re also able to make a wish list of coveted dishes that hit your mmm bone. The iPad also has a wine-pairing feature, wherein the menu recommends a wine that complements each individual dish. Looks like the Rise of the Machines prophecy is in fact being fulfilled. Once you stop scratching your head and make your selections from the user-friendly iPad, you’re regaled with some of Chef Jeff O’Neil’s homegrown offerings such as the Broiled Veal Marrow – a salty yet potent dish with the help of some horseradish crumbles, smeared along a crispity-crunchity crostini – and the cured salmon with mustard seed and cream paired with toast – promoting a tangy, citrus zest when combining the ingredients – to take the title of best apps. And for dinner, contenders like the oak charred sea bass on a bed of seared cranberry fois gras dumplings, topped with white onion, and the Wagyu Cap Steak with shallots (highly recommended with the potato pillows bedashed with truffle oil) serve as perfect instigators for some major eye-rolling action. We currently have a lot of traffic from Brazil, Argentina, Venezuela, France, Columbia and a considerable number of buyers from Canada, Mexico, Russia and China. They want to invest in properties in Miami for security, safety, political, and financial reasons. Most foreign buyers feel more comfortable investing money in Miami than in their own country. They also see the incredible potential in appreciation as this city is transforming at an extremely rapid pace. Many buyers come to invest in America, but others purchase their properties as full or part time homes. MSM: How is the Miami luxury real estate market rebounding since the 2008 housing crash and where do you project pricing trends to move over the next 2 years? Wealthy buyers love the international feel that Miami provides along with sunny weather, gorgeous beaches, thriving nightlife, glamour, entertainment and global business opportunities. They find our per sq. ft. prices much lower than in their own cities and want to own a second or even third residence in Miami. The demand for luxury properties has been fueling the construction and price growth. Miami is a city that is being compared to cities like New York, LA or Paris but we really are still a very new young city with tremendous growth potential. We are quickly becoming a world class city, attracting global attention and boosting real estate price appreciation. We are looking forward to a very strong healthy real estate market in the next years to come. MSM: Are you showing more condos or houses? Both have a strong demand right now depending on the clients lifestyle. MSM: What do you see as the hottest growing part of Miami right now? We have had our third consecutive record sales year and two years of double digit price appreciation. Miami real estate is booming from affordable housing to luxury properties and this is just the beginning. Prices are still around our 2004 pre boom prices and with the combination of very low interest rates we are offering a perfect buying opportunity. Miami is not large. We have the Everglades on one side and the Atlantic on the other side combine that with the increasing population and strong buying demand is making most of Miami real estate attractive everywhere!
