Craig Robins: A Not So Secret Love Affair with Art

November-December Issue 2015 By Angela Betancourt Before they were turned into charming boutique hotels, before they were restaurants, before they gained worldwide fame and recognition, the Art Deco District was merely a series of run-down buildings facing an uncertain future. If it wasn’t for the vision and determination of a few pioneering individuals, who saw this historic district for its potential, the Miami Beach we know today would not exist. One of these visionaries is Craig Robins, a real estate developer, philanthropist, and art enthusiast that has made a massive impact in Miami’s real estate, culture, and art landscape. Robins is also the Founder and CEO of Dacra, a real estate company that is constantly propelling Miami into the future. Robins’ vision for the Art Deco District was unprecedented. He began investing in South Beach real estate in the 1980s and steadily restored iconic properties to their original grandeur. As the neighborhood began to thrive and flourish, Robins set his eyes across the bridge. He is the man behind the Miami Design District (MDD) which has become a famed neighborhood in its own right. Less than 30 years ago the MDD was the neglected area of the city you wouldn’t want to get caught in walking around at night. Today, the MDD is a destination that’s home to numerous restaurants, galleries, artists, luxury retail brands, and innovative businesses. “When we set out to revitalize and reinvent the District, our goal was to cultivate an atmosphere where creativity could flourish, regardless of its specific label or medium. These artistic endeavors are all vital components of the fabric of the Design District – the value systems informing each are remarkably similar, with an emphasis on craft, quality, and a profound commitment to expressing a creative vision,” he shared. One of the first things Robins and his team did was to bring back the element of furniture design in order to compete with a nearby business. The move paid off and as new buildings were created; heavy hitters in the design world began setting up showrooms. Robins also fostered an environment of creativity and innovation by providing artists with studio space. “As the neighborhood became known as a laboratory for creativity, we hosted events like the annual Art Loves Design party to celebrate those flourishing creative disciplines. We created public art installations by Marc Newson, Jose Bedia and Zaha Hadid among others,” he said. It wasn’t long before leading fashion brands took notice of the neighborhood’s new personality. The MDD soon welcomed Marni, Christian Louboutin, Maison Martin Margiela, and others. There are currently more than 50 luxury fashion brands in the neighborhood with brands like Christian Dior, Dolce & Gabbana, Isabel Marant, Loro Piana, Tod’s and Van Cleef & Arpels expected in 2016. “While the revitalization of the neighborhood began with a cultivation of design showrooms and art collections of international significance, fashion was always part of my vision for the Design District,” said Robins. While two of Miami’s most important neighborhoods were being physically transformed, a creative metamorphosis was simultaneously taking shape: the emergence of Miami’s art scene. Robins’ passion for the arts transcends beyond his personal life and into his work. He even positioned Dacra to be a real estate development firm “that uses architecture, art, design and cultural programming to build creative international destinations.” He speaks of art not in the way of colors on a canvas or molded form; it comes from a much deeper place. “I am instinctive in choosing art, but my life is an interaction between intuitive impulses and a conscious mind, one checks the other. When I become interested in an artist, I tend to collect their work in depth. For more than a decade I have been working with Jack Tilton, who has been the single greatest influence on me as an art collector. Jack is one of the most insightful people working in the art world today, he gave me the confidence to work harder on building my collection”. So it shouldn’t come as a surprise that Robins is also the Principle of the leading international design show Design Miami and is also responsible for introducing Miami Art Basel to the city. Art Basel has now become one of the largest art fairs in the world; featuring more than 200 galleries and attracting thousands of visitors each year. Miami Art Basel takes place over one week in December. During this time, the amount of events being hosted around the city is almost maddening. Each year it gets even larger. The act of attending all of these events, also known as Art Baseling, is not for the weak of spirit. Robins’ take on it is pretty accurate: “Trying to get ready for Art Basel Miami Beach – it’s a kind of endurance event that you have to train for.” Though Miami Art Basel only comes once a year, Robins believes in creating events and programs that will keep the community more engaged in the arts year round. The MDD currently has a diverse arts and culture program that seeks to constantly engage the community across a variety of art platforms. Some of the initiatives include a lecture series, an art day for families, a six week live music series called District Sounds, and a Site-Specific Performance Series that takes the performance out of the traditional theater and into the neighborhood. “As our base of important cultural institutions grows here in the Miami Design District, so has our ability to connect the community with distinguished artists, curators, critics and cultural figures. The lecture series offered at the de la Cruz Collection, the ICA/Miami and Locust Projects (exhibition space) both engages and inspires conversations within the Miami arts community.” Each event is carefully curated to further an understanding of contemporary art and to allow the artist to engage with the audience in unexpected ways. By breaking from the traditional, the community has an opportunity to experience art in more unusual and interactive ways. The programs and events are designed to make art accessible to everyone. This year the Wealth Report, issued by the London-based real estate consultancy firm Knight Frank, placed Miami in sixth place of the most important global cities for the wealthy. The demand for the Miami lifestyle and its growing influence on the world stage is attracting wealthy buyers and investors seeking the best money can buy. Miami Real Estyle – SLS Lux Brickell – The Urban Oasis

By Angela Betancourt  When sbe, the global hospitality and real estate company behind the award winning SLS Hotel brands launched a property in South Beach, it quickly became one of the city’s hottest hotels and culinary destinations for tourists and locals alike. In the wake of all the success, sbe partnered with development titans the Related Group, to build an SLS Hotel & Residency in Miami’s Brickell community. Though still under construction, the project was highly anticipated and quickly sold out. It’s not surprising then that sbe and the Related Group, along with The Allen Morris Company, have joined forces again to build another SLS property. Named the SLS LUX Brickell, the development is an elevated SLS Hotels & Residency brand that will offer an all-suite and residential experience with an astonishing amount of luxurious amenities and personalized VIP Services. Set to open in 2016, the SLS LUX Brickell is being built just steps away from the upcoming billion dollar Brickell City Centre and Mary Brickell Village. The 57 story building will boast 450 residences and a limited collection of 12 penthouse residences on the top three floors. The building was the creation of internationally acclaimed architect firm Arquitectonica who designed Canyon Ranch in Miami Beach and the American Airlines Arena among others. The interior was designed by Yabu Pushelberg, the design firm behind some of the world’s most notable hotels including the Four Seasons in Toronto and Tokyo; the W Hotel, Times Square, New York, and the St. Regis Bal Harbour. Together, both firms set out to “indulge the senses” by making art an integral part of the overall design and living experience. Museum-quality art will be prominent in all common areas by renowned artists Fernando Botero, contemporary painter Fabian Burgos, and lighting artist Ana Isabal Martinez, who designed a one of a kind LED façade. The units reflect their own sense of art and style with their imported stone vanity tops, full size mirrors by Yabu Pushelberg and premium European cabinetry with designer details. In addition to art, residents can also indulge in private residential elevators, a fitness center, a roof top pool, wine cellar , a cigar room, and two ground floor dining experiences; Katsuya and SBar. sbe founder and visionary Sam Nazarian originally came up with the LUX concept as a way to create an environment where luxury, service, creativity and fun, would all harmoniously come together. His vision also entailed offering “resident’s ultimate access in an oasis of exclusive privileges” that defines SLS living. This oasis of exclusive privileges includes a butler, on demand housekeeping, overnight shoe shine, preferred event tickets, pre-arrival provisioning / grocery shopping and delivery, translation services, a babysitter/nanny and dozens more. Additionally, residents also get full access to the other SLS Brickell hotel’s event facilities and services. Just like their other two properties, the SLS LUX Brickell has captured the world’s imagination and has become a main topic of conversation in the real estate world. Miami Real Estyle – The Real Deal with Bravo TV’s Chris Leavitt

By Gisel Habibnejad When Bravo TV’s Million Dollar Listing Miami star, Chris Leavitt, is not busy breaking real estate records – he can be found relaxing in many of Miami’s luxurious spas. By perfecting the balancing act of work and play, he has become the essence of all that is Miami. His smart work ethic not only derives from drive and ambition, but it stems from his 20+ years of experience dating back to when his parents first invested in real estate which peaked his interest. Chris inspires many current and future real estate brokers who idolize him. MSM catches up with Chris Leavitt for a one-on-one interview: MSM: What about Miami do you love the most? CL: I love the fact that I am watching it turn into a world-class city right before my eyes. The finest hotels, spas, and restaurants are opening up and also culture is moving into Miami like never before with new museums and parks. MSM: In your opinion, what is the state of the Miami real estate economy? CL: Booming with no sign of slowing down. MSM: Tell us about the characteristics of your typical client. CL: I tend to have clients who demand the finest things in life. My clients also require the absolute best customer service, and fortunately, that is my speciality. MSM: Where do you find your clients or how do your clients find you? CL: My client base is almost 100 percent word of mouth referrals. MSM: In what Miami developments can we find some of your biggest listings? CL: THE BATH CLUB ESTATES. MSM: Share with us what has been your most successful deal to date. CL: My most successful deal to date is not necessarily the most expensive but one where I was able to sell a house in Palm Beach on a bet. The seller and I bet that I could sell it in 10 days and I did it. The seller told me it would take me at least 30 days and I did it in 10 days as I promised. MSM: What is the approximate aggregate dollar value of all your listings today? CL: Well over $200 million. MSM: In 2013, it is said you sold over $120 million in real estate transactions. That’s a number that instills a lot of envy in the eyes of many agents on the street. What is it about your business approach that differs from the agent selling less than $5 million a year in transactions? CL: I work smart. I know how to navigate away from people that will never buy or are unrealistic sellers, and focus on collaborating with clients that are focused on making a deal. MSM: Do you feel your fashionable style plays a significant role in attracting the high net worth clients that surround you? CL: It doesn’t hurt, but what attracts clients to me is my honesty, trustworthiness, and hustle. MSM: In Bravo Tv’s Million Dollar Listing Miami, you carry yourself with great style. Do you shop with a personal wardrobe stylist or do you style yourself? CL: Thank you. I do all of my own shopping and have a very discriminating taste when it comes to my personal style. I feel that my personal style reflects the high-end, luxury brand image of my clients and the fine homes I sell. MSM: How do you celebrate on the day of closing of a multi-million dollar deal? Is Miami The New Capital of Entertainment?

An interview with City of Miami Mayor Tomás Regalado on the future of entertainment in his jurisdiction. By Craig K. Skilling / Photographed by Imani Ogden On a sunny South Florida day, in his Coconut Grove office with a view fit for a mayor overlooking Biscayne Bay, Miami’s outspoken government official, City of Miami Mayor Tomás Regalado sits with MSM to discuss the future of entertainment in his jurisdiction. “I don’t agree that (Las) Vegas is the only place for entertainment. Miami has its own niche in terms of entertainment,” says Mayor Tomás Regalado. “Miami I think is the capitol of entertainment for the Latin community,” says the mayor. The mayor’s Film & Cultural Affairs Administrator Vicente “Vinnie” Betancourt, also present in the room, mentions that Frank Sinatra, Sammy Davis Jr. and the entire Rat Pack had an impact on live entertainment in Miami and South Beach before taking their talents to the Las Vegas strip. Many from around the globe are familiar with the major electronic music festival that takes place annually called Ultra. It’s been approximately fifteen year’s since the festival’s modest inception on ocean drive in south beach. This past year in downtown Miami the internationally recognized dance festival that coincides with college spring break, brought in well over a quarter of a million dollars in revenue to the City of Miami economy but was faced with controversy and several complaints by downtown Miami residents. The mayor says he has been very clear on his position and that “the Ultra music festival organizers will need to be safer moving forward or risk being moved from their downtown location.” “This will be the last test because you cannot afford the various problems in downtown, an area that boasts 13,000 residents in the Ultra area alone. These are residents of downtown who are very marketing oriented in terms of attending our local sport venues, museums, the (Adrienne) Arsht Center. These are people who are mostly professionals or retired professionals and they want a quality of life that they demand from us which is why they pay so much taxes,” says the mayor. When asked why Ultra is returning to downtown Miami for another year since he feels so strongly about moving the festival out of downtown, he responded by saying, “The mayor and commissioner do not vote.” The city commission voted to give them (Ultra) another chance and there was nothing we could do.” He then stated, “Hopefully they come back ready because some people died and when people die that is a game changer.” When asked if there was ever a formal plan put into place to spawn the rapid growth of entertainment in Miami as a whole, he responded by saying, “We never had a plan for entertainment. Everything has been market driven. The success of our professional (basketball) team the Miami Heat, the Arsht Center, Wynwood galleries, second Saturdays of the month where 30,000 people walk the same streets of Wynwood, would not have happened six years ago due to crime but is all happening and thriving today due to the people driving the market,” states the mayor. The mayor explained that the entertainment district, Parkwest, was approved for nightclubs to be open twenty four hours a day and how the city approved and facilitated the bid for the business improvement district. “Basically, property owners pay more taxes but use the tax increment as they wish not as the government wishes,” explains the mayor. The incentive has been made evident in Wynwood and Coconut Grove where entertainment and business has expanded. Again the mayor points out that everything that happens is truly market driven. The one area that some City of Miami residents still have a concern for is public safety. There have been reports that the City of Miami police department is being downsized and has several vacant positions to fill upon budget approval. The mayor admits that “what has to happen is to take public safety to a higher level and make it impossible for criminals to be downtown with this rapid growth taking place.” Some South Florida and downtown residents specifically may recall a time when the homeless would flood the downtown streets panhandling. When the mayor was asked, How did you handle this? he replied by saying, “compassion but not tolerance”. “The City of Miami went to court to change a mandate that was done by the Federal court many years ago and are getting ready to move the homeless and take them to shelters to clear out the area completely, even by force (if necessary),” the mayor explains. The mayor mentions he is very excited about the sci- ence museum downtown that will bring more people to the area especially families. This is a big initiative for Mayor Regalado and he envisions over 100,000 students and children visiting the area and museum over the next school year. “The vision is for Downtown Miami to be an educational and festive entertainment center highlighted by a museum park, the Adrienne Arsht Center, sport- ing events and concerts,” explains the mayor. The mayor stated that Miami has its very own Walk of Fame. It is located in the heart of downtown Miami, at the Bayside Market place which is the number one tourist attraction with over 20 million visitors throughout the year. They recently hosted the inaugural Brito designed Walk of Fame celebration this past spring for inductees including the Rio 2 film, along with Academy and Grammy award winning actor, singer and songwriter Jamie Foxx and actor and Miamian Andy Garcia. The official Miami Walk of Fame will continue to honor those who have contributed to the charisma, worldwide prominence and name recognition of Miami through film/television, music, sports or honorary means. The mayor says, “The film industry looks at Miami as an important place to be with our colorful sites, beautiful weather and more. It is sad that the Florida State government does not facilitate and provide more benefits. We facilitate issuing over seven hundred permits per year along with supporting the Miami Dade
