Monica Venegas – Featured Power Broker of Miami’s Luxury Real Estate

By Angela Betancourt Photography by Korey Davis It’s hard to deny that Miami is experiencing a boom in the ultra luxury real estate market. This year the Wealth Report, issued by the London-based real estate consultancy firm Knight Frank, placed Miami in sixth place of the most important global cities for the wealthy. The demand for the Miami lifestyle and its growing influence on the world stage is attracting wealthy buyers and investors seeking the best money can buy. At the forefront of this growth is the Venegas International Group, a Miami-based international boutique real estate company that specializes in luxury acquisitions, project development, marketing, and property management services. Venegas International Group also provides guidance on risk assessments and portfolio diversification. The company was founded by real estate power house Monica Venegas who has spent the last 20 years successfully connecting real estate investors with high-end residential properties. Venegas has worked with high-profile developers in South Florida including the Terra Group, the Related Group, Millennium Partners, and the Château Group. Additionally, she’s offered pre-construction access to iconic buildings like Portofino Tower, Murano at Portofino, Icon South Beach, 900 Biscayne Bay, Trump Hollywood, Four Seasons, Château Beach, and Fendi Château Residences, among others. Her expertise in luxury residential, commercial, and international real estate has resulted in more than $3 billion in sales. “International buyers come to Miami looking for a lifestyle, and price is not the main factor,” said Venegas. “Rather, branded developments with service, design, amenities and location are the components that drive these elite buyers most. They want to know who is behind the project.” Most recently, Venegas International Group was entrusted with the launch, marketing, and sales of the new Fendi Château Residences in Surfside, which is slated to be completed for the summer of 2016. Venegas reports that the condominium is already 90% sold as of July. This much-anticipated project is the fashion house’s first luxury branded real estate property in the world. Its extravagant units range from $7 million to $25 million. “Fendi Château is the first Fendi Residences worldwide. It’s a boutique building with 58 flow-through private residences in 300-lineal feet of ocean front.” When complete, residents will enjoy amenities such as an attaché lifestyle with white glove service, amenities such as a private restaurant, kids club, screening room, a spa with an indoor European thermal pool, doorman, and much more. Venegas International Group was also responsible for the sold out Château Beach Residences in Sunny Isles Beach. This stunning 33-story ocean front property has 84 units priced from $1.5 million up to $25 million for the 9,050 sq ft, two-story penthouses. Some of the post amenities include a wine lounge, cigar bar, and indoor and outdoor wellness facility, and a private swimming pool. She has been part of the success of these two properties, consulting developers with her expertise in the marketing and sales of developments. With this, the success of these two properties doesn’t really come as a surprise to Venegas. She has seen Miami’s real estate market evolve over the years. “I’ve been a part of Miami’s history. Miami was once a small town and now it’s a cosmopolitan city on the world’s radar,” said Venegas. “As a result, Miami has become one of the fastest growing real estate markets in the world and there is an increasing number of clientele looking for the high-end lifestyle.” Thus, the Venegas International Group has worked hard to expand its global presence to meet the demands of international investors from new markets. “Europe used to be a strong market. Now the Middle East and Asia, especially China, are the markets that are most looking to invest in both residential and commercial real estate. Over the past seven years, we’ve paid a lot of attention to those markets. I have a very strong commitment with the Chinese particularly in Beijing and Shanghai. I go there 3-4 times a year,” she said. Over the course of the next several years, Venegas International Group plans to continue building a strong presence in China and further expand their services into new markets. Locally, the firm has expanded their services with the recent launch of their Sports, Arts, & Entertainment Division and partnership with tennis marketing company Premier Tennis. The two new ventures further cements Venegas International Group as an industry leader in Miami and the world. By Angela Betancourt Photography Courtesy of Beachwalk Resort This spring, Hallandale Beach was cast into the spotlight with the arrival of the stylish new Beachwalk Resort. The new hospitality gem is the first major development in several years and is being credited for spearheading resurgence in the city. Located at 2602 E. Hallandale Beach Blvd, the 33-story $150 million dollar condo-hotel property is the brainchild of Miami mega developers Jorge Pérez and The Related Group. The European-style resort is located right on the Intracoastal Waterway and boasts 300 family friendly suites, of which 216 of them are two bedroom suites that can be divided into separate rooms. Italian design company Pininfarina and architecture firm Cohen Freedman Encinosa, were tapped to bring this project to life. The results were interiors with Italian furnishings, floor to ceiling windows, fully equipped kitchens, and oversized balconies. Original works of art from the Collection of Jorge Pérez, patron of the Pérez Art Museum Miami (PAMM), can also be found in the hotel. Upscale amenities and sophisticated technology such as smart LED televisions, Wi-Fi, and high speed internet are some of the additional offerings. When it comes to activities and recreation, Beachwalk takes things very seriously. The hotel boasts a fitness center, an infinity edge pool overlooking the Intracoastal and complimentary bicycles for city touring. Beyond the hotel’s beauty, service, and amenities another part of the Beachwalk experience is exploring Hallandale Beach and all of the attractions surrounding the city. The hotel provides a convenient and complimentary, electric cart shuttle that transports guests to the Hollywood Beach Boardwalk, Gulfstream Park Racetrack and Casino, and Aventura Mall. For more relaxed fun in the sun, guests also have access to the resort’s Beach Club where they will receive complimentary towels, chairs, and umbrellas. With so much to do it’s not hard to work up an appetite and the Beachwalk has made sure to give guests savory dining choices. The Beachwalk Bistro & Market, serving breakfast, lunch, and dinner daily, is one of several feasting options. At this particular eatery, menu items include Cumin Dusted Chicken Burger with Anaheim chili, jack cheese and cilantro mayo on toasted whole wheat bun; and Green Chili Seafood Enchiladas served with Roasted Corn and Black Beans Salsa. The resort’s Beachwalk Bar features crafted cocktails and locally brewed beers among other libations. The Pool Grill offers guests perfect poolside treats including grilled skewers such as their Chorizo and Picked Jalapeno Skewers with an avocado ginger cream and many other savory options. Per the guest’srequest, the hotel will go grocery shopping for you (at guest expense) and deliver the items to your kitchen before you arrive. To ensure guest satisfaction and smooth hotel operations, The Related Group partnered with Gemstones Hotels & Resorts, a full-service hotel management company based in Park City, Utah to oversee the property. Gemstone is calling it “your suburban utopia” but for the city, Beachwalk is so much more; it’s the start of a new Hallandale Beach. How Coconut Grove Got Its Groove Back

By Ernesto Poblacion Feature Image Photographed by Alex Medina On Thursday, March 5th, Coconut Grove residents from all corners of the city gathered at The Residences at Park Grove to witness a historical moment. The city’s most influential locals got together to discuss the future of Miami’s oldest and dearest neighborhood. The panelists included owners of businesses of which helped the city flourish with their ever-growing companies. Among them were Büro Urban Workspaces owner, Michael Feinstein, Herman Bredemeier of H & H Jewels, and Arquitectonica’s Raymond Fort. Naturally, these successful business owners of Coconut Grove gathered at the city’s latest talk of the town: The Residences at Park Grove. They were very excited to share what they believe is next for their beloved city. Led by Carlos Rosso of The Related Group and David Martin of Terra Group, the discussion began with shared stories of their past and present with the city. They shared intimate stories of the beginnings of their companies and how their love for the Grove has grown over the years. Like most business leaders, their stories began with nothing but a dream. Presently, they were excited to share how their dreams flourished and continue to grow. Some of the inspiring stories included those moving to Miami on short notices and eventually building their lives here. Most of these movers and shakers grew up outside of the city and admit to being unable to imagine themselves living elsewhere. Although Miami Beach has always been the center of attention for tourists (even locals), the true heart of Miami is making its comeback in a big way. And, we can thank all of these business owners for helping the city flourish but it’s the people who keep coming back and who bring life to the Magic City. Words of Wisdom with Mike Fernandez

By Ernesto Poblacion Mike Fernandez is best known for his entrepreneurial ventures around Miami. However, most of us forget to acknowledge where he came from and how he became one of the most successful men in the Magic City. Inspiring, tearjerking, and motivating are just a few words to describe the journey that humbled him. In Humbled by the Journey: Life Lessons For My Family…And Yours, Fernandez allows outsiders to take a sneak peek of his life growing up and the moments which changed his life. The book launched in January 2015, but had already pre-sold 20,000 copies. Ironically enough, it was actually an idea planted by his wife, Constance, who encouraged him to write a book about his success and tribulations for his children, grandchildren, and those who follow to read and learn his life lessons. While his business ventures have developed him into a high profile figure in our city, his philanthropic work is what sets him apart from all the others. Humbled by the Journey: Life Lessons For My Family…And Yours shares his intimate life challenges and triumphs through a 508- mile pilgrimage from France to Spain for which he will be partaking in for the third time this May. The walk raises money for Miami Children’s Hospital. Fernandez moved to Miami in 1975, and having not known anyone here, was forced to pave his own path to success. Thankfully, he is grateful to those who showed him encouragement, “Miami is full of people who have gone through what every new arrival is going through and if you ask for help or advice, you may be surprised as to how many people will go out of their way to help you.” Humbled by the Journey: Life Lessons For My Family… And Yours proves to be a lesson handbook for those inter- ested in the entrepreneurial field. “Failure is a necessary companion on the road to success,” says Fernandez when asked to give advice to those who fail time and time again. “I encourage all entrepreneurs to push themselves to the point of failure, and to always learn from it. The road to success is not linear and we must be ready to constantly adjust to market forces and customer demands.” One of those roadblocks may be racial or ethnic discrimination in a world where some find them- selves constantly having to prove their validity in the business world while pursuing their dreams. Fernandez was born in Cuba and moved to the United States when he was twelve years old. He offered his best ad- vice to those still facing this social issue, “You have a choice, you have the option of allowing someone the power over you to put you down or you can take the high road and use their words as a vehicle to motivate you to do better.” In January, The Related Group celebrated Fernandez’s condominium purchases in The Residences at Park Grove. He was excited to share his new neighbors will consist of close friends while his views will include the spectacular skyline and city lights Miami is made of. While he and his family will be living in Coconut Grove, which he described as one of Miami’s most sophisticated and interesting locations, you can find him enjoying Biscayne Bay or hiking somewhere in Spain with his loved ones. When asked what are the most important lessons readers can take away from his book, Fernandez simply replied: “Life and business are not as complicated as books and theory would lead you to believe. Life is about listening to your instincts and core values and business is about the smallest details because by focusing on the micro, the macro is almost guaranteed.” Well said, Fernandez, well said. The Residences at Park Grove

By Angela Betancourt For the past several years there has been a lot of excitement about new residential and mix-use developments being built across Miami-Dade County. Brickell and Miami Beach often steal the spotlight with their billion dollar projects, luxury new residences, and all the opulent amenities that come along with them. However, there are several other neighborhoods experiencing their own share of new development projects, among them is Coconut Grove. This historical area is one of Miami’s oldest and most charming neighborhoods. Dating back to 1925, Coconut Grove is known for its parks and gardens, hammock trees, art festivals, shopping, and historical landmarks. Coconut Grove is located approximately 10-15 minutes from Brickell, yet this proximity has not had an effect on this neighborhood’s unique identity. These characteristics were part of what caught the attention of the Terra Group and The Related Group. The two powerhouse developers have joined forces for the first time to create The Residences at Park Grove on a 5.2 acre property directly across from Biscayne Bay. The architecture is led by OMA and Rem Koolhaas in collaboration with kitchen and bath designer William Sofield, and Enea Landscape Architecture. The project masterminds recently came together for a design talk event to showcase building renderings and discuss the vision behind the design. A crowd of 250 top-tier brokers, buyers and tastemakers gathered to hear legendary architect Shohei Shigematsu from OMA and famed landscape designer Enzo Enea, dis- cuss the past and future of Coconut Grove as well as their take on new trends in residential architecture and how they perceive design and development in Miami. Both Shigematsu and Enea revealed how their designs look at urbanism and historical elements specific to the Grove’s existing climate and culture; and their in- tentions to “elevate” Coconut Grove while honoring its historical elements. The hour-long discussion was moderated by Ted Loos, a design expert and regular contributor of Architectural Digest and hosted by co-developers of the property: David Martin, President of Terra Group and Carlos Rosso, President of Condo Development The Related Group. The Residences at Park Grove is set for completion in late 2016. The units will range between 2,500 to 3,500 square feet. Glass walls will give residents end- less views of the marina and Biscayne Bay as well as an abundance of natural light. From the expansive balco- nies, spacious living areas, airy dining rooms, and fully equipped kitchens, the designers did not cut any cor- ners. In addition to amenities that rival those found at any world class luxury resort, Park Grove will also have a private rooftop pool deck with views of the city. The meticulous attention to detail extends beyond the individual residents and out into the buildings two- acre sculpture park where Enea set out to create a se- rene and lush garden for residents to enjoy. The Residences at Park Grove will increasingly draw more attention as it unfolds in one of Miami’s most established neighborhoods; bringing in new elements and establishing roots of its own. Edgewater’s New Found Paradise

By Angela Betancourt In the past 35 years, The Related Group has been a leader in developing some of the country’s most luxurious and highly celebrated condominiums. They account for 25% of all condominium development in South Florida. With an ever growing portfolio of projects, The Related Group has proven time and again, that they are industry leaders. In true fashion, the company recently celebrated several major milestones including the launch of Paraiso Bayviews and the groundbreaking for Paraiso Bay. The launch of Paraiso Bayviews and the construction of Paraiso Bay represent the ongoing revitalization of a once neglected Edgewater neighborhood. Edgewater is approximately located by 17th street to the south, 37th street to the north, the Florida East Coast Railroad and First Avenue to the west, and Biscayne Bay to the east. Edgewater use to be a thriving area about 50 years ago until the mid 1990’s when it started to fall into harder times. Drug dealers, gang bangers, and the homeless began taking over the area. Today this neighborhood is finding a new identity. Edgewater is now a hot commodity in part because of The Related Groups efforts and the bayfront which is one of the area’s highlights. The launch of Paraiso Bayviews was attended by hundreds of VIP brokers, Mayor Tomás Regalado, and Commissioner Marc Sarnoff. The project’s international interior and industrial designer Karim Rashid was also in attendance. Rashid, who’s been featured in Time Magazine and is recognized as one of the most important industrial designers of our time, evolved his trademark colors and bold shapes for a softer more natural approach to the project. Boasting 44 stories and 396 units, this new tower is the latest addition to the Edgewater’s New Luxury Paraiso Bay Compound. Residents of Bayviews will enjoy all of Paraiso’s luxury amenities including a rooftop swimming pool, tennis courts, a beach club, marina, gardens by Enzo Enea, a signature restaurant by Michael Schwartz, and more. The Paraiso Bay property, which is set between Biscayne Boulevard and the Bay at NE 31st Street, was designed by internationally renowned architect Bernardo Fort-Brescia, principal of Arquitectónica. Paraiso Bay is self proclaimed as a “resort styled, self-contained community” and is attracting a lot of high profile attention. Though the estimated completion isn’t until Spring 2016, celebrities who have already reserved homes there include DJ and music producer David Guetta, basketball star Manu Ginobili, and Spanish tennis legend Arantxa Sanchez-Vicario. Future Paraiso Bay residents won’t have a shortage of amenities to enjoy while they embrace a new park and acres of beautifully landscaped gardens. Thus far, plans for the park include a playground, exercise area, and art sculptures among other features. It’s truly an exciting time for The Related Group and the Edgewater community. The opening of Paraiso Bayviews and the construction of Paraiso Bay will forever change the Edgewater skyline. Click here to view post on the Sept/Oct 2014 issue.

Artful Collaborations

Brazilian Interior Designer Joao Armentano and Paulo Bacchi, CEO of Artefacto join forces in the ultimate collaboration of high end interior design. By Angela Betancourt The phrase ‘art and life become one’ can inspire the imagination and conjure a variety of literal and figurative imagery and meanings. The Related Group sought to take this phrase and turn it into reality by doing what they do best; creating an ultra luxury condominium building that entices both praise and envy. The result is the Marea, South of Fifth’s final and captivating condominium. Meaning tide in Spanish, Marea’s name is very fitting considering its location near the Atlantic Ocean, Biscayne Bay and Miami Beach Marina. Marea was designed by the powerhouse team of Sieger Suarez Architects, Yabu Pushelburg (interior design), and Enzo Enea (landscape). They set out to capture Miami’s “uniquely glamorous fusion of art and design” and harmoniously incorporated original works of art by critically acclaimed contemporary artists in the common areas. Not surprisingly, there are hardly any units left at Marea and the last remaining penthouses are getting some extra VIP attention. The Related Group assembled another superstar team of designers to finish their last four penthouses which are going for upwards of $7 million. Brazilian Interior Designer Joao Armentano and Paulo Bacchi from the Brazilian luxury furniture manufacturer Artefacto, joined forces to create customized interiors for the penthouses and they define their designs as “a breathtaking fusion of European flair and Brazilian sensuality.” To celebrate this collaboration, The Related Group along with Krug Champagne hosted a private “Best of Brazil” event to unveil the designs. The renderings were showcased to a room full of VIPs which included Krug Champagne President & CEO Magareth Henriquez and the Executive Vice President of The Related Group Carlos Rosso. Guests enjoyed a variety of delectable appetizers and sipped on Krug Champagne as they toasted to the new designs and Armentano’s growing influence in the Miami market. Armentano’s practical, beautiful and intelligent style has made him one of the most sought after Brazilian designers and made him a perfect fit for this project. That evening Rosso appropriately described his work as “half bohemian and half luxury”. “We know that our buyers crave relaxed elegance and want to come home to a place of quiet luxury, which is exactly what he delivers,”said Rosso. His unique style combined with Artefacto’s established reputation for creating masterful work was exactly what The Related Group was looking for. “Working with Joao and Paulo was fantastic; they are both monumental names in Brazilian design. Bringing them to our team for this project really helped us tap into what our Brazilian buyers want,”added Rosso. The end results were incredibly detailed renderings that depicted rooms with exquisitely designed furniture, distinctive lighting, and a wide array of eclectic accessories; each perfectly placed to complete the room’s ambience. Future penthouse residences will find themselves in a spacious home that captures the vibrant spirit and relaxed luxury of Miami Beach. For Bacchi, this collaboration was an extremely rewarding experience. Working with talented designers like Armentano to or- chestrate a grand vision for a property like Marea represents the very essence of what he enjoys most about the work that he does. “Joao brings a fresh, sophisticated aesthetic to Miami. He uses vibrant tones and textures to infuse each space he envisions with a unique panache,” said Bacchi. Armentano’s experience working on this project was also very rewarding but very intense. It strengthened his existing bond between Artefacto and The Related Group. “The Related Group is one of the best groups around the world. I worked for them in Brazil and now in the USA. Their works are perfect,” said Armentano. “Artefacto is like my second home. Mr. Paulo Bacchi is doing a very important and good job. I love their designs and the quality.” Armentano knows good design and quality when he sees it. He’s been developing architectural projects, and interior decoration in the residential, commercial, corporate, and hospitality segments for more than 30 years. His works have been featured in prominent magazines, books, and exhibits and he is considered a design super star in his native Brazil. Now the US is starting to catch on. Armentano ‘s expansion to Miami first occurred when Bacchi brought him along with fellow Brazilian designer Debora Aguiar to work on other luxury developments like Paraiso Bay and 1 Hotel & Homes. Becoming a designer was more of an involuntary act than it was a conscience decision; his career chose him. He remembers always being drawn to objects with natural lines and his mind was always looking for ways to improve on things that would make living life better. A career in design came naturally and till this day he takes pride in expressing that he has never ‘worked’ a day in his life. Even Armentano’s idea of ‘free time’ still involves ‘work’. “I love to go to my office and go around construction sites. This is my life, this is my pleasure,” he said. He prefers to be at work where he can generate new ideas, embrace new projects, and face new challenges. Armentano draws inspiration from his surroundings and believes that artists have to keep an eye open for the special moments and opportunities that can evolve into fresh new ideas. “We are always looking for a special moment. Naturally I’m very lucky! I have several special moments in my life; sunsets, sunrises, friends, birds, and the perfect family. Thank God! I’m so lucky to have these special conditions. So it’s easy to create, to make something special, and to work with pleasure. It’s the perfect way,” said Armentano. Armentano has big dreams for the future and will continuously tap into special moments for future projects. Though he doesn’t have something specific he would like to work on next; the bigger picture of what he envisions will serve a greater and noble purpose. “You know, we live in a very big world. My dream (and I think
